Key Responsibility Area:
The fundamental duties & tasks the define the job are:
- Review loan applications for completeness and accuracy.
- Collect, verify, and update borrower information (income, employment, assets, property details).
- Order and track third‑party reports: credit, title search, flood certification, VOE/VOI, insurance verification, etc.
- Ensure disclosures (LE, CD, ECOA-related forms) are initiated within required timelines.
- Maintain accurate data entry in LOS systems (e.g., Encompass, Empower, Fusion, MSP).
- Coordinate with loan officers, borrowers, and vendors for pending requirements.
- Prepare the file for underwriting review by ensuring all required documents are in place.
- Validate borrower documentation including income statements, pay stubs, W‑2s, bank statements, and tax forms.
- Perform basic income calculations under guidance of an underwriter.
- Review title reports, insurance documents, and property‑related records for discrepancies.
- Identify and flag risk items or missing information prior to underwriting submission.
- Update and clear minor underwriting conditions as permitted under process guidelines.
- Prepare and review closing documentation packages, including:
- Note
- Agreement
- Mortgage/Deed
- Right to Cancel (RTC)
- State‑specific disclosures
- Validate accuracy of final loan terms (credit limit, draw amount, APR, fees).
- Ensure all pre‑closing conditions are cleared before releasing the package.
- Coordinate with title companies and notaries for scheduling closing appointments.
- Review executed closing packages to ensure completeness and compliance.
- Assist with indexing and archiving loan documents post‑closing.
Eligibility Criteria:
- Education – Graduates ( Pursuing graduation / undergraduate with strong interpersonal skills )
- 1–3 years of experience in US mortgage/HELOC processing or relevant financial operations.
- Strong understanding of basic US mortgage/HELOC concepts.
- Knowledge of key compliance requirements (TILA, RESPA, ECOA) is an advantage.
- Experience working with LOS platforms preferred.
- Excellent communication skills and ability to work in US time zones.
- Strong analytical ability and attention to detail.
- Good MS Excel and documentation handling skills.
