Job description

Key Responsibility Area:

The fundamental duties & tasks the define the job are:

  1. Review loan applications for completeness and accuracy.
  2. Collect, verify, and update borrower information (income, employment, assets, property details).
  3. Order and track third‑party reports: credit, title search, flood certification, VOE/VOI, insurance verification, etc.
  4. Ensure disclosures (LE, CD, ECOA-related forms) are initiated within required timelines.
  5. Maintain accurate data entry in LOS systems (e.g., Encompass, Empower, Fusion, MSP).
  6. Coordinate with loan officers, borrowers, and vendors for pending requirements.
  7. Prepare the file for underwriting review by ensuring all required documents are in place.
  8. Validate borrower documentation including income statements, pay stubs, W‑2s, bank statements, and tax forms.
  9. Perform basic income calculations under guidance of an underwriter.
  10. Review title reports, insurance documents, and property‑related records for discrepancies.
  11. Identify and flag risk items or missing information prior to underwriting submission.
  12. Update and clear minor underwriting conditions as permitted under process guidelines.
  13. Prepare and review closing documentation packages, including:
  14. Note
  15. Agreement
  16. Mortgage/Deed
  17. Right to Cancel (RTC)
  18. State‑specific disclosures
  19. Validate accuracy of final loan terms (credit limit, draw amount, APR, fees).
  20. Ensure all pre‑closing conditions are cleared before releasing the package.
  21. Coordinate with title companies and notaries for scheduling closing appointments.
  22. Review executed closing packages to ensure completeness and compliance.
  23. Assist with indexing and archiving loan documents post‑closing.



Eligibility Criteria:

  1. Education – Graduates ( Pursuing graduation / undergraduate with strong interpersonal skills )
  2. 1–3 years of experience in US mortgage/HELOC processing or relevant financial operations.
  3. Strong understanding of basic US mortgage/HELOC concepts.
  4. Knowledge of key compliance requirements (TILA, RESPA, ECOA) is an advantage.
  5. Experience working with LOS platforms preferred.
  6. Excellent communication skills and ability to work in US time zones.
  7. Strong analytical ability and attention to detail.
  8. Good MS Excel and documentation handling skills.
